Situated right at the boundary of Niagara Falls and Thorold, this gate way site went through a rezoning process whereby the current agricultural zoning was changed to Highway commercial. This change in zoning allowed for a Petro Canada Gas Station and a Tim Horton’s to be developed on this site. Complexity of this project stemmed not only from its location or from the fact that there was no servicing present but also from the rules, regulations and the jurisdiction of the various agencies involved namely the Ministry of transportation, the Niagara Region and the City of Thorold .
The site has a Variety store, a Gas Bar, a Tim Horton’s restaurant complete with a drive-thru. The interiors of Tim Horton’s were done by their own design agency. Open for less than a year now , the site seems to be doing brisk business.
This site is still under development and currently the Phase-2 is scheduled for two or more restaurant pads. The development approval process is scheduled to start soon.
One of the pioneer projects in this area, 5 Acres has now become a standard that the city is now referring other new developments in this area to take reference/inspiration from.
