This new Mixed Use Development, designed by n Architecture Inc. is located at the south eastern corner of Bloor Street and Townline Road in Courtice, ON. The development is located on a 4.65 acre lot and is divided into 3 parcels. Parcel A and B consists of a 2 storey retail/office building, a 4 pump gas station with a Convenience Store, Carwash and a Tim Horton’s restaurant. Parcel C consists of a 8 to 9 storey Condo building.

The proposed condo building when built would include retails units on the ground floor, a daycare, gym, party room and a yoga room. The retail units on the ground floor would enhance pedestrian activity as the active frontages of these retail units are in close proximity to the street edge.

The main design intent of the proposed development is to create a pedestrian-friendly edge on Bloor Street and to provide people-oriented places that are accessible by public transit to prioritize pedestrian accessibility. The design intent is to reduce the overall space dedicated to accommodate automobiles.

The proposed development also provides ample landscaped amenity areas. These landscaped amenity areas would encourage pedestrian activity and reduce the urban heat island effect. Also, the landscape amenity areas provides tree coverage that enhance the urban fabric while at the same time creating a landscape screen/buffer between the commercial and the residential segment of the proposed development.

Another design feature of the condo building is the 45 degree angular plane measured from the south property line of the subject site. This feature comprises of terraces on the 6th, 7th and 8th floors. The terrace design creates an outdoor amenity/recreation space, thereby giving the occupants the opportunity to benefit from the scenic views of Lake Ontario.

Without a doubt, the proposed development enhances the urban fabric of the area and creates an aesthetically appealing public realm.
